The House
The property is a lovingly restored farm house situated just outside the village of Watten, with UPVC double glazing and oil central heating throughout. The house has just had a brand new fitted kitchen and bathroom, in immaculate condition the property has also been decorated to a very high standard. Accommodation comprises four bedrooms (one en-suite), breakfast room, lounge, kitchen and bathroom.
The Equestrian Facilities
With nine very large stables, three of which having their own store rooms - perfect
for liveries, a former cattle barn with potential for more stabling and two huge
loose boxes, a tack room / feed room and hay barn for haylage and straw this property
has everything one would need and still has great flexibility and potential for
expansion. The cattle barn, tack room, stables 4, 8 and 9, hay barn and store are
all linked - ideal for winter. The outdoor school has outstanding drainage and
not a single day has been lost to wet weather. Fields are separated into 5
post-and-rail paddocks with mains electric, each has its own access and in addition
there are two winter turn-out paddocks with a barn / field shelter accessable from
both winter paddocks and one of the front paddocks. The main courtyard has plenty
of room for the movement of a trailer or a lorry.
