Q. If I were to ask you to put my property
on the market for renting, what would happen next?
A. Our Property Manager will come
to view the property and draw up some brief Particulars. The Property
Manager will agree with you appropriate advertisings and the amount
of rent that should be sought.
Q. How do I know that any enquirers will
be good tenants?
A. There are no such guarantees
in this world. However, we do our best to vet tenants for you. The
tenant completes an application form asking for appropriate details
and for the names and addresses of financial and character referees.
We then check these and report to you.
Q. Once I agree on a particular applicant, what happens then?
A. Once the date of entry is agreed,
a lease is drawn up and the necessary pre-lease forms required by
law served on the applicant. The Lease is then signed by all parties
and the Council Tax authorities notified. The Lease is signed and
the key handed over in exchange for one month's rent and deposit.
Q. What are the costs and who pays?
A. Our charge for finding prospective
tenants, vetting them, preparing the Lease and factoring the property
is a commission of 15% plus VAT on all rents from the tenant, subject
to a minimum commission of £350 plus VAT in the first year.
This covers all administration but does not cover Stamp Duty, the
cost of the initial advertising outwith our offices nor the cost of
any court proceedings should these be necessary.
Q. What if I already have a tenant and
just want a Lease?
A. The cost of a service restricted
to the service of the pre-lease notice on the tenant and preparation
and signing of the Lease itself is £100 plus VAT.
Q. What if I do not want you to factor
the property but just find a tenant, vet them and set up a Lease?
A. The cost of this service is £250
plus VAT excluding advertising costs, and Stamp Duty.

regarding regulations which affect Landlords.
